Don't forget - we've removed the 50% DTI ratio requirement!

The seasons are changing, and so are we! On April 3, 2023, the Washington State Housing Finance Commission removed the 50% back-end DTI ratio requirement on our Home Advantage and House Key first mortgage programs, making our programs more accessible! We will accept your AUS findings and underwriter's signed/dated loan approval for DTI with no additional overlays to agency guidelines.

Any Home Advantage government loan including manufactured homes and manually underwritten loans temporarily going to Idaho Housing and Finance Association (IHFA), the above criteria applies at this time.

PLEASE NOTE: The minimum credit score requirement for our programs remains at 620.

Section 2 of our Home Advantage and House Key manuals and any applicable matrices have been updated.
