WORKSHOPS OPEN FOR REGISTRATION

Tax Credit Fundamentals Workshop (includes references to upcoming HOTMA changes) (ONLINE)

Tuesday, November 12:  Tax Credits Introduction (video recording, not live)

Wednesday and Thursday, November 13 and 14:  LIVE, 9:50AM – 12:30PM each day  "REGISTRATION"

HOTMA Presentation (in-depth overview of HOTMA changes)

Friday, November 15:   HOTMA Implementation (video recording, not live)  "REGISTRATION"

 

·       WSHFC will email registrants the video link for the Tax Credit Introduction recording on Tuesday morning by 9am

·       WSHFC will email registrants the video link for the Tax Credit HOTMA Presentation on Friday morning by 9am. 

 

·       WSHFC will also publish a link to an online portal where you can enter your HOTMA questions after watching our presentation.  The portal will remain live for several weeks.  Staff will review your questions periodically and will publish a HOTMA FAQ document on our website where you can review our answers.  As new questions come up or clarifications to published guidance is needed, we will revise the FAQ document, so please be sure to check our website weekly for HOTMA-related updates. 

WORKSHOPS DESCRIPTIONS

TAX CREDIT COMPLIANCE – FUNDAMENTALS

An introduction to LIHTC compliance essentials for Washington State LIHTC property managers, compliance staff, and owners. Topics include federal and state regulations and a case study. Includes issuance of certificate after successful completion of the training.

PREREQUISITE: Resident Certification Forms (1 hr. on-demand video)

TAX CREDIT COMPLIANCE – ADVANCED

The TC Advanced training takes a deeper dive into challenging issues faced by LIHTC compliance professionals. Several case studies will be covered. Topics include self-employment, Special-Needs issues, and Common Area Unit clarification. Please have access to a calculator. Includes issuance of certificate after successful completion of the training.

PREREQUISITE: WSHFC TC Fundamentals training and at least 6 months’ LIHTC property management or compliance experience

BONDS-ONLY COMPLIANCE

This workshop is for WSHFC-issued tax-exempt bonds only. Topics include verifying and calculating income and assets; introduction to the compliance forms and samples; financing overview for WSHFC-issued bonds; recognizing non-compliance; the compliance review process; student issues; and calculating income.

If your property is part of the State Bond Program (see attached list), please contact your Portfolio Analyst prior to registering for this workshop.

PLACED-IN-SERVICE REQUIREMENT

Tax Credit properties that will place-in-service in any calendar year must have a management representative attend a tax credit compliance training sometime between the first and last buildings' placed-in-service dates.  Until further notice, the Commission will accept certificates of completion from other industry trainers in fulfillment ot this requirement.  Please email us at cworkshop@wshfc.org for a list of recommended trainings.  If your property's management agent recently attended a Commission tax credit compliance workshop or currently manages another tax credit property, please contact us to dicuss a possible waiver of this requirement.
